Florida's luxury market is shaped by two forces that exist almost nowhere else at this scale: no state income tax, and a coastline long enough to support genuinely distinct markets on both sides of the peninsula. Miami, Palm Beach, Naples and the Gulf barrier islands share a state and very little else.
Palm Beach and Jupiter Island represent the established end — old money, strict architectural review, tightly held inventory. Miami and its islands trade faster and draw an international buyer pool. Naples and the Gulf coast attract a different profile again, quieter and more seasonal.
Insurance and flood zone designation now factor into Florida pricing more heavily than they did a decade ago, and buyers arrive better informed about both. Elevation certificates, roof age and impact glass are questions you should have answered before the first showing, not during due diligence.
Relocation for tax residency has its own timeline and documentation requirements, and the purchase is only part of it. If the move is driven by residency, the calendar should be planned before you make an offer.
Across every price band, the statewide median sale price was $410,600 as of March 2025, according to Redfin. Homes took a median of 61 days to sell in 2024 at 5.2 months of supply — the most supply the state has carried in years — and closed sales fell 4% against 2023, per Clever Real Estate's state analysis. Those are whole-market numbers spanning starter homes to estates; the luxury tier trades on its own timeline and against its own comparables.
