California is not one market but a dozen, and they behave nothing alike. A Newport Beach waterfront property, a Beverly Hills estate, a Napa vineyard and a San Francisco townhouse are priced by different logic, sold to different buyers, and marketed through different channels. Treating California as a single market is the most common and most expensive mistake a seller can make here.
The coastal corridor from Santa Barbara through Orange County and into San Diego holds the deepest concentration of high-value residential property in the state. Los Angeles and the Bay Area operate on their own cycles, often moving in opposite directions within the same year. Inland and desert markets — Palm Springs, the Coachella Valley — run on a seasonal calendar that has little to do with either.
Above a certain price point in California, a meaningful share of transactions never reach a public portal. Discretion is not unusual here; it is often expected. The trade-off between reaching every possible buyer and controlling who sees your property is a real one, and it should be a deliberate decision rather than a default.
Inventory at the top of the California market is tight and much of it circulates privately before listing. Representation inside the network is frequently the difference between seeing a property and reading about the sale afterwards.
Across every price band, the statewide median sale price was $785,200 as of March 2025, according to Redfin. Homes took a median of 34 days to sell in 2024 at 2.7 months of supply — still short of the four to six months that marks balance — and closed sales rose 5.46% against 2023, per Clever Real Estate's state analysis. Those are whole-market numbers spanning starter homes to estates; the luxury tier trades on its own timeline and against its own comparables.
